One main factor is using a credible self-directed IRA custodian. We refer our customers to one or two that we have previously worked with that have impeccable track records. Remember, the custodian is in command of handling your funds since you aren't permitted to really take possession of your funds. A good custodian will lead you through the process of setting up an LLC for your self-directed IRA which will then be treated as a separate entity to avoid a taxable situation.
